How hot can South Florida attics get?
In South Florida’s warm and humid climate, attics can reach temperatures of 150° F. In the summer months these temperatures could increase, creating accumulated moisture and stagnant air. The stagnant air can affect your HVAC system, insulation, and shingles.
How is my attic’s temperature affecting my home?
HVAC: When your attic has stagnant moist air, your HVAC system has to work harder to maintain cool temperatures inside of your property. When this happens, the HVAC system is using a lot more power and energy which is a direct causation of elevated utility bills.
Shingles: Roof shingles are a roof covering consisting of one individual overlapping elements. These elements are typically flat, rectangular shapes laid in courses from the bottom edge of the roof up, with each successive course overlapping the joints below. Shingles are used as an overlap to shed water and resist wind uplift. When your attic is properly ventilated, your shingles have a longer lifespan.
What is condensation?
Condensation or the conversion of moisture from gas to liquid takes places when water droplets get accumulated. The temperature at which this occurs is called dew point. Dew point is the asthmospheric temperature below which water droplets begin to condense and dew can form. Dew are tiny drops of water from on cool surfaces at night, when atmospheric vapor condenses.
What is moisture?
Moisture is the presence of water in the air. Water is a combination of two molecules: hydrogen (H2) and one molecule of oxygen (O) which create the H2O compound. This bond is so strong that even after billions of years, it will remain intact. Moisture is basically water in the form of a gas. Imagine your entire home being “wet" without you even realizing it?
How does moisture get into my home?
Homes produce moisture when you cook, wash, bath, shower and exercise. Moisture is so easy to create that even when you breathe you are creating moisture. Moisture can also be brought into your home from your pets and family members as well as through your attic and/or crawlspace.
Why is is important to ventilate my attic?
In Southern Florida, where climates are usually very hot year-round, attic ventilation is a crucial factor to living in a comfortable and bacteria-free environment. Proper attic ventilation helps fight heat buildup in the hotter months and moisture buildup in the cooler months. This not only positively affects your air quality but it also prolongs the life of several building materials such as your shingles and insulation. Attic ventilation also helps by lowering your utility bills and reduces the load on appliances such as your air conditioner, fans and refrigerators.
How much ventilation does my attic need?
The most important factor in proper attic ventilation is the size of your attic. The International Residential Building Code defines attic size in terms of square footage. The code minimum for attic ventilation in the 2012 IRC, Section R806 - Roof Ventilation  is as follows: 1 sq. ft. of Net Free Area for every 150 sq. ft. of attic floor space. In English, this means that for every 150 square feet of attic floor space there should be 1 square foot of Net Free Area.
What is the ideal way to ventilate my attic?
The key to proper attic ventilation is balance. This means that there is an equal amount of intake net free area through vents positioned in the soffits/overhangs and exhaust net free area positioned near the peak of the roof.
